- Site location plan and block plan.
- Completed application forms, prepared and submitted to the council for you.
- Up to three rounds of revisions to the drawings, so you can review them before anything is submitted.
- Help with the council’s questions on your application once it is submitted.

- Revisions beyond the three included, confirmed with you before any further work
Wales and England
We prepare planning applications for sites anywhere in Wales and England. The two countries have separate planning systems and policy, and each council has its own validation requirements, so we prepare the drawings and forms for the council you are applying to.

Survey and drawings
The survey is included. You review the drawings, with up to three rounds of revisions, before anything is submitted.
Submission
We submit to the council and deal with their questions. The council makes the decision.
Questions about planning drawings
How much do planning drawings cost?
Fixed prices start at £1,195 for a single storey extension, £1,295 for a loft conversion and £1,595 for a double storey extension or HMO conversion, with new builds from £2,995. All prices include VAT. The full list is on this page.
What does the fixed price include?
The survey, existing and proposed drawings, the application forms, submission to the council and up to three rounds of revisions. The council’s planning fee is separate.
How long does it take?
Drawings are delivered in 10 working days from the start of work, after you have confirmed the price.
Can you guarantee planning permission?
No. We prepare the application to the council’s requirements, but the council makes the decision and nobody can guarantee the outcome.
Do I need Building Regulations drawings as well?
Usually yes. Planning permission and Building Regulations approval are separate. See Approved Regulations.
